Edge Brokers 9,030 SF Lease At 6415 Virginia Manor Road To Bring 56,000 SF Warehouse Building To 100% Occupancy

Furniture liquidation company Cannella Pan signs lease within Ammendale Commerce Center

Furniture liquidation company Cannella Pan, LLC has signed a lease with CWI Limited Partnership for 9,030 square feet of space within 6415 Virginia Manor Road, a 56,000 square foot warehouse/flex building situated in the Ammendale Commerce Center in Beltsville, Maryland. Kenneth Fellows and Robert Pugh, both Partners, Advisory Services for Edge, represented the landlord in this leasing transaction, which elevates the single-story building to 100% occupancy. Edge, a full-service commercial real estate firm with offices in Washington D.C., Virginia, Maryland and Pennsylvania is the exclusive leasing brokerage firm for the building.

Headquartered in Alexandria, Virginia, Cannella Pan is an online retailer that markets a line of modern and contemporary lighting fixtures, home and office furnishings and plumbing materials. The company intends to utilize the space to store product and as a logistics site servicing the suburban Maryland and greater Washington, D.C. region.

Situated in Prince George’s County, 6415 Virginia Manor Road is contained on a more than three-acre site, and features nearly 25-foot ceiling heights, loading and dock doors and approximately 80 parking spaces on a lot that surrounds the building. It was delivered in 1987 and renovated in 2019 and is located approximately 20 miles from Baltimore-Washington International Airport and 25 miles from the Port of Baltimore. The building is within minutes from Interstates 95 and 495, US Route 1 and MD Route 200.

Approximately two years ago, Edge brokered a 46,438 square foot lease with The Sherwin-Williams Company at 6415 Virginia Manor Road.
