Following Nearly Two-Year Search, Edge Brokers 20,000 SF Lease with Partner Veterinary Emergency and Specialty Center

Women-owned practice group signs lease at 7330 Guilford Drive in Frederick, Maryland and expects to open new clinic offering emergency medical services to pet in spring 2023

Partner Veterinary Emergency and Specialty Center has signed a lease with DLC Management Group and Acadia Realty Trust for 20,000 square feet of space within Frederick Crossing, located at 7330 Guilford Drive in Frederick, Maryland. Kristin Rebeck, Vice President, Advisory Services for Edge, a full-service commercial real estate firm with offices in Washington, D.C., Virginia, Maryland and Pennsylvania, represented the tenant in this lease transaction. The landlord was represented by Adam Greenberg, Senior Vice President of DLC Management Group.

The real estate search process lasted almost two years, according to Kristin Rebeck of Edge. Upon the woman-owned and led practice group’s opening in spring 2023, Partner Veterinary Emergency and Specialty Center expects to employ more than 70 people. The specialty group intends to provide emergency medical care to pets suffering acute trauma or weakness. In addition, a full range of care will be provided to pets dealing with allergic reactions, vomiting or eye and skin irritation. The Specialty Care division will offer internal medicine, neurology, medical oncology, cardiology, surgery and MRI and CT services.

“The ideal site for this use would have been a flex/industrial space or a stand-alone building,” explained Kristen Rebeck. “But the search proved extremely difficult in the Frederick area based on the increased competition we were facing from a variety of users such as biotech labs and inventory storage, which swarmed an already tightening environment extending along the Interstate 270 corridor from Rockville to Frederick. We started to be increasingly creative and investigated residential/commercial buildings, old factories and retail centers.

“Although there were a limited number of 20,000 square foot retail spaces in Frederick,we eventually identified one at Frederick Crossing and it provided us with both the strategic location and visibility that was so very important to the tenant,” Rebeck added.

Frederick Crossing is a nearly 300,000 square foot power center anchored by Kohl’s, Best Buy, Regency Furniture and Ross Dress for Less. Additional retailers include Off Broadway Shoes, Five Below, Ulta Salon and Dollar Tree. More than 70,000 people reside within a three-mile radius of the center, including more than 28,000 households with an average household income exceeding $93,000.

The center features roadside visibility from Interstate 70 and is within close proximity to MD Routes 40 and 340, as well as Interstate 270.

“We believe the Frederick market is currently underserved in the veterinary care profession and believe our passion for our teams, pets and their families, combined with our abilities to make a positive difference, will resonate in the community,” stated Christine Stafford, President. “We intend to build strong and long-lasting partnerships with primary care veterinarians in the community.

“Pet adoption increased significantly during the pandemic as people spent more time at home. A large segment of pet owners want choices when it comes to veterinary care and are looking for a higher level of service. We consistently fill that need when we enter a new marketplace,” she added.
